The barrier of 150 billion PLN in housing loans is about to break, but is this the end of the boom?

In September, banks and SKOKs granted 28,500 housing loans, marking a 21% increase from last year. The total value of loans reached nearly 13.9 billion PLN, up 31% year-on-year. The average loan amount was 486,500 PLN, slightly lower than August's record. Over the first three quarters of 2026, nearly 245,000 loans worth 116.4 billion PLN were issued, significantly surpassing 2025 figures. Analysts predict a slowdown in loan growth due to rising financing costs and inflation concerns. Despite this, the housing market remains active, with refinancing becoming increasingly important, accounting for nearly one-third of new loans.
