The large property owner charges 7% more in rent than the small one

In 2023, tenants renting from large property owners in Madrid paid an average of 7.1% more than those renting from small landlords. A report by EsadeEcPol highlights that the size of a landlord's property portfolio significantly influences rental prices, with larger owners increasing rents more aggressively. The study analyzed rental data from 2019 to 2023, revealing that the gap in rental prices between multi-property owners and single-property landlords has widened. Factors contributing to higher rents include larger landlords updating prices more frequently and having a less conservative tenant selection process. The report also notes that the overall rise in rental prices is primarily due to structural supply shortages rather than concentration of properties in specific areas. In Barcelona, rents increased by 11%, while in Madrid, they rose by 8.6%, with larger landlords having a more pronounced impact in Madrid.
