The rental price rises by 2.6% in the regulated areas of Catalonia, up to 894 euros

In Catalunya, rental prices in regulated areas increased by 2.6% to an average of 894 euros. The rental cap, implemented in March 2024, has shown positive effects, with rent growth below inflation and an increase in rental housing stock. The Generalitat reports a decrease in investment funds in the market, contributing to a cooling effect on property prices. The average price per square meter rose by 8.5%, lower than the national average. Additionally, the regulation of tourist rentals has led to a significant reduction in contracts. The rental cap will be extended until 2028, affecting 118 cities, including Barcelona.
