The Wekerle Plus loan for used apartments may soon become expensive.

The Wekerle Plusz loan offers a fixed 5% interest rate for used property purchases, which is lower than current market rates of 6-7%. However, this advantage may diminish over time as market rates could drop below 5% in the coming years. The new supported loan structure promises significant savings compared to market loans, with a potential monthly payment of 178,200 HUF for a 27 million HUF loan over 20 years. In contrast, a market loan with similar terms would require a monthly payment of 196,000 HUF. Stricter eligibility criteria for Wekerle Plusz may push buyers towards market loans, which could also see a return to shorter interest periods. Various banks are currently offering competitive rates and discounts on market loans, despite focusing on the Otthon Start program.
