Buyers of homes with poor foundations receive a lower mortgage with NHG
The aim is to prevent buyers from facing high foundation repair costs after purchase. Foundation issues weaken a home's stability, leading to various structural problems. Repair costs can reach tens of thousands of euros and depend on the risk class assigned in the appraisal report. Classes D and E require exploratory foundation investigations, and lenders must consider potential repair costs when determining mortgages. NHG emphasizes the need for buyers to understand their financial obligations and calls for collaboration among government, municipalities, and the financial sector for better transparency. New regulations will be published on October 30, applicable to mortgages from January 1, 2027.
