The escape from short-term rentals is yet to come. How many apartments will disappear from Airbnb?

Starting in 2028, short-term rental regulations will be implemented in Poland, allowing local authorities to restrict such rentals. This follows a recent EU directive on business registration for short-term rentals. The increase in long-term rental offers is attributed to properties being withdrawn from short-term markets, particularly in cities like Gdańsk, Wrocław, and Kraków. Despite these changes, the overall supply of short-term rentals is not expected to decline significantly, as new investment apartments are entering the market. Experts predict a potential reduction of up to 50% in short-term rental availability depending on local regulations, but the transition to long-term rentals may not be straightforward due to differing property requirements.
