In Île-de-France, the number of Airbnb rentals "for the year" reached a record in 2025

The number of long-term tourist rentals in Île-de-France has increased from 2023 to 2025, particularly in Paris, according to a study by the Institut Paris Région. In 2025, there were 139,400 active listings on Airbnb in Île-de-France, with half located in Paris. Although this represents a 17% decrease from 2024, it marks a 24% increase from 2023. Notably, 52,900 of these listings were rented for over 120 days a year, doubling since 2019 and reaching a historic high of 38% in 2025. The study indicates that the decline in listings from 2024 to 2025 is due to a reduction in occasional rentals for the Olympic Games. Paris saw an increase of 10,000 long-term rentals over two years, totaling 29,000 in 2025, which constitutes nearly 41% of all Parisian listings. Despite stricter regulations on short-term rentals, the number of bookings in Île-de-France reached a record 16.7 million in 2025.
