There are fewer apartments on the secondary market, yet prices are still falling. Competition is at play.

At the end of October, the secondary housing market saw a decrease in available apartments, with 131,500 listings compared to 134,000 in September. Despite fewer listings, the average prices of second-hand apartments fell in most cities. In Warsaw, the average price dropped from 18,100 PLN to 17,900 PLN per square meter. The number of sold or withdrawn apartments increased, indicating a potential adjustment in pricing strategies by sellers. The supply of new apartments from developers remains high, often exceeding that of second-hand properties, leading to a competitive market. Experts suggest that the ongoing trends will be clearer in the coming months.
